  • Home Buyer Assistance

A new home is often the most important purchase people make in their lives. Purchasing a home affects the family's personal and financial future. Home ownership provides families a piece of their community and memories that can be passed down to heirs. Financial advantages include tax benefits and an asset that can increase in value over time. Money from home equity can be used for other family goals such as college education, home improvement or retirement income. When planning for home ownership, the family must also understand their responsibilities after the purchase. Homeownership also means a family commitment to understanding credit, maintaining a family budget and planning for household maintenance and repair.

Harvest America's bilingual, certified counselors offer individualized information and counseling, group classes and support during the home purchase process. They connect low and moderate income families to special programs and loan products that can help with homeownership goals.

Harvest America is committed to providing quality services to its clients. Its home ownership program is HUD approved, and counselors remain current through ongoing studying and certifications.

All homeownership programs and services are bilingual and are provided in person or on-line through the use of Internet access.

  • Foreclosure Counseling

Financial struggles can occur in families for many reasons. Unemployment, reductions in work schedules, high medical bills, disabilities, failing to plan or unwise use of credit can quickly jeopardize a family's financial foundation.

Home mortgage payments, usually the largest financial commitments, become the most difficult to pay. Just one missed payment can make it impossible for families to catch up, causing a rapid downward spiral in their credit and financial standing.

Harvest America's bilingual, certified counselors can help locate and access community and financial services that families may not know exist. These services can potentially help families avoid foreclosure or stop proceedings that have already begun. Counselors encourage homeowners to become educated on all options that are available to save their homes.

Many lenders will work with homeowners experiencing financial difficulties. But the longer a family waits to ask for assistance, the fewer options are available to them. Accordingly, families should take action as soon as possible.

There are several options that lenders can offer struggling homeowners including:

    1. Repayment Plans
    2. Forbearance Agreements
    3. Modifications
    4. Short Sales or Pre-Foreclosure Sales
    5. Deeds-in-Lieu of Foreclosure

Although Harvest America cannot guarantee that it can help save every home, the agency is committed to assisting clients access every option to prevent foreclosure. The agency is HUD approved and bilingual, certified counselors receive ongoing training to remain current with frequently changing programs and guidelines.
